Schedules of Disrepair
In short leases and periodic tenancies of dwelling houses and flats, a landlord is obliged by law to keep the structure and exterior of the premises, together with certain services, in repair and working order at it’s own expense.
This can give rise to disputes between landlords and their tenants.
We use our knowledge of the law and surveying expertise to prepare suitable reports indicating the matters of disrepair in a format that can be used by the landlord to identify and carry out the necessary works, and can at the same time be used in litigation where this arises.
By the same token, landlords can be subject to unfair claims from their tenants and we advise where claims are overstated or fraudulent.
