It is not always understood that under normal lease covenants, even if a property is in a relatively poor condition when the tenant first takes the lease, he or she can be required to reinstate it to a good condition at the end of the lease term. In order to protect the tenant’s interests, the
condition of the property prior to the commencement of the lease should be fully recorded in a written document known as a “Schedule of Condition” which describes the condition of the property, accompanied by photographs illustrating defects.
